
From the time that the Epsilon Alpha Chapter was originally chartered in 1952 through today, the House Corporation has worked as a team with the Undergraduate Chapter and Epsilon Alpha alumni to provide housing for our Chapter. In 2011-2012, the House Corporation built a new Shelter on New Fraternity Row with approximately 6,740 square feet of heated space that includes four living units (apartments), storage, two large multipurpose rooms and multipurpose area bathrooms. Each of these living units features three private bedrooms, a private bathroom for each bedroom, a living room, a kitchen, and a laundry with washer and dryer.
The total cost to develop our lease Auburn University property and build the new Shelter was approximately $845,840 and this project was funded through alumni donations and a $535,033 Delta Tau Delta Loyalty Fund mortgage. This mortgage is a 20-year mortgage that runs through September 2032. Since initial Shelter construction in 2011-2012, the House Corporation has funded additional improvements through alumni donations and operating funds:
- A large concrete pad behind the house with a covered pavilion.
- An additional parking lot that includes a commercial basketball goal.
- A 6’ Cypress wood privacy fence that surrounds the rear of the property.
With the current Shelter replacement value set at $1,687,384 by the Core Logic LLC and their Building Valuation System (BVS), and a present mortgage loan balance of $251,266, the House Corporation has historically been able to leverage alumni donations to keep our mortgage manageable and to maintain financial equity in our Shelter. We now have a property expansion project on the horizon to better support our growing Chapter, and the House Corporation believes it would be most effective to retire as much of the current mortgage debt and build operating funds to support an expanded footprint.
The House Corporation has established the following 2026-2027 fundraising goals:
1. Retire the current mortgage debt of approximately $251,266. As the House Corporation moves ahead with property expansion to support our growing Chapter it would be financially prudent to retire the current debt.
2. Raise funds to support on-going House Corporation facility operations including maintenance and fixture replacement.
We have confirmed that the tax exemption opinion secured in October 2011 still provides that funds raised can support this Retire the Debt fundraiser and the annual Epsilon Alpha House Corporation operating budget through tax deductible donations made to the 501c(3) Epsilon Alpha Chapter Education Fund (CEF) maintained by Delta Tau Delta.

How To Make Tax Deductible Donations Through Qualified Charitable Distributions:
Epsilon Alpha alumni who are already withdrawing or close to withdrawing money annually from certain retirement accounts (e.g., traditional IRAs, 401(k)s) based on their specific age can use qualified charitable distributions (QCDs) to eliminate or reduce the income tax impact of these withdrawals. Required Minimum Distributions (RMDs) are the minimum amount of money you are allowed to draw at 70½ years old or older, but must withdraw once you are 73 years old. The first required RMD withdrawal is typically due by April 1 of the year following the year someone turns 73. RMDs are required for traditional, SEP, and SIMPLE IRAs, as well as most 401(k), profit-sharing, 403(b), and 457(b) plans. Roth IRAs are not subject to RMDs for the original owner, but beneficiaries are.
A Qualified Charitable Distribution (QCD) allows you to donate directly from your IRA to a qualified charity, like the Epsilon Alpha Chapter Education Fund (CEF) managed through the Delt Foundation, without having to pay income tax on the amount donated. Donating to the Epsilon Alpha CEF in this manner is donating to a qualified 501(c)(3) organization. Unlike a standard retirement account withdrawal, the QCD amount is not considered taxable income as long as the money is transferred directly from the IRA custodian to the Epsilon Alpha CEF (2025 annual limit is $108,000 per person, $216,000 for married couples making QCDs from their own IRA).
A QCD to the Epsilon Alpha Chapter Education Fund will not only satisfy RMD requirements and allow you to make a meaningful gift without increasing your tax burden, but can also provide annual Medicare premium savings through the Income-Related Monthly Adjustment Amount (IRMAA) calculation lowering “above-the-line” income through a QCD.
1. Contact Your IRA Custodian: Reach out to the financial institution that manages your traditional IRA, SEP IRA, SIMPLE IRA, 401(k), 403(b), or 457(b) plan to initiate a QCD.
2. Donate Directly to the Epsilon Alpha Chapter Education Fund: Ask your IRA Custodian to send your donation directly to the Delta Tau Delta Educational Foundation, Epsilon Alpha Chapter Education Fund, 10000 Allisonville Road Fishers, IN 46038. The Chapter has a number of members involved in at least one campus organization outside of our Delta Tau Delta Chapter. Over the past several academic years approximately 85% of our Chapter members involved in campus organizations. Additionally, Epsilon Alpha received the James E. Martin Interfraternity Council Small Fraternity of the Year for Academic Year 2023-2024 and 2024-2025.
